Prepare all spaces that will appear in the presentation beforehand. During a continuous recording, you cannot keep moving belongings into the next room. Let us know in advance if a room must not be shown.

Your home ready for sale.
Ready for the first impression.
A tidy, well-presented home gives our photographer every opportunity to capture the best images. Before the shoot, work through these tips room by room.

Before you start
A calm home.
Space in focus.
Make sure the home is ready before the photographer arrives. This lets us spend the time on the images and move as little as possible during the shoot.
- Put away loose items, coats, shoes, chargers and cables. Remember windowsills and floors too.
- Remove personal photos and prominent private belongings beforehand if you do not want them in the images.
- Open curtains, clean windows and let in as much daylight as possible.
- Check that all lights work and are connected.
- Do not hide things under beds or sofas: they may still be visible.
- Make sure pets can stay somewhere quiet during the shoot.
Living room
Let the space speak.
- Arrange cushions neatly on the sofa and straighten the rug.
- Put toys, remote controls and loose items out of sight.
- Keep tables uncluttered: a bouquet or a small bowl of fruit is enough.
- Keep walking routes clear and items under sofas out of view.
Kitchen
Fresh, clean and uncluttered.
- Clear worktops as much as possible, including racks, dishes and small appliances.
- Clean the sink, hob and taps so everything looks well cared for.
- Remove magnets, notes and souvenirs from the fridge.
- Put away pans, cleaning products and dishcloths. Add flowers or fruit if you like.
Bedroom
Calm starts with a freshly made bed.
- Make the bed neatly with understated, preferably neutral bedding and tidy pillows.
- Clear bedside tables and put away personal belongings.
- Remove laundry baskets, clothing and as many toys as possible from view.
- Do not put anything under the bed, on top of the wardrobe or behind the door: it may remain visible.
Bathroom & toilet
A fresh first impression.
- Clean mirrors, tiles, taps and shower screens, removing limescale.
- Put away toiletries, toothbrushes, laundry and the laundry basket.
- Choose just a few neat, matching towels as an accent.
- Close the toilet lid, arrange the toilet roll neatly and remove the toilet brush and bin from view.
- Make sure the shower curtain is clean and grout and sealant are well presented.
Garden, balcony & entrance
The first impression starts outside.
- Put away bicycles, wheelie bins, toys and loose garden tools as much as possible.
- Sweep the patio and paths; remove weeds and loose leaves.
- Mow the lawn and trim hedges and shrubs where needed.
- Clean garden furniture and arrange cushions neatly. A plant adds a welcoming touch.
- If possible, make sure no car is parked in front of the home, and discuss temporarily removing the for-sale sign.
One final check
Everything ready for the day of the shoot.
Measurements & floor plans
Have any existing building drawings or floor plans ready, and make sure the spaces to be measured are accessible.
Drone imagery
Inform neighbours in advance and prepare the outdoor space too. Before the appointment, read the drone protocol for the flight conditions.
Have you also arranged an energy label?
Have building drawings, insulation invoices and solar panel details ready. Make sure the assessor can access installations and relevant spaces. Arrange access to areas such as crawl spaces in advance.
